How about relaxing or maybe even working in nature’s lap, instead of concrete jungles? That too, by just splurging half of the amount than that of a brick or glass structure?

Bamboos are woody grass!! The main reason to involve them in construction is that they have an excellent tensile strength that can be equated with that of steel and its degree of hardness corresponds with that of Oak. Also, they are extremely strong and resilient to water, insects and funguses. They grow from 3mts to 30 mts in height just within a few months. According to ABS (American Bamboo Standards), bamboos grow best in full sunlight, however, some bamboo species grow best in low light/shadows as well.

A typical American home is built using an acre of hardwood forest that takes 40 years to regenerate but will take only a quarter of an acre of the bamboo shoots to build the same house with about a year to regenerate.

US is one of the prominent importers of Bamboo and in coming future, bamboos are going to own their farmlands on the US grounds far more extensively than they are today. Thus, reducing import costs and moving towards sustainability very effectively. There are 1400 bamboo species worldwide out of which only 2 species are favorable for growth on the US farmlands – Moso and Rubro. Moso is exclusively grown in the climatic zone 7 and 8 and Rubro is grown in 6 and 10. It takes 6 years for the Rubro to grow completely and 10 years for Moso.

With such great scope of this wondrous material, businesses are taking a lot of interest. Since the construction methods are very simple and easy and give a lot of aesthetic quality to the overall structure. Also, the joinery details are as similar to that of timber. So, the learning time is reduced to half. The only consideration that needs to be given is to the proper processing of bamboo since they get easily prone to insects, but keeping in mind the sustainability factor, it is for the betterment of the structure and eventually reduces its maintenance cost drastically. Though bamboo has a higher compressive and tensile strength than its rival brick, concrete and steel, we still cannot think of bamboo skyscraper, but yes for time being, we can surely build houses and small community spaces completely out of bamboo. So, yes, the final verdict can be that we can think of bamboo seriously as a building material accepting its flaws and change it for our benefit.

Bridging the Gap Between Architecture and Specially Abled with Universal Design

John was born healthy and wealthy as a newborn. What came to him as a bang was his retina cancer at the age of 13. He lost his eyesight and hence the world around him dwindled. The colors that were easily identifiable until yesterday were now all blanked out. Life suddenly seemed difficult and troublesome!

In 2015, a total of 1.02 million people were blind and almost 3.22 million people suffered from VI (Visually Impaired). By 2050, these numbers are projected to get doubled approximately to 2.01 million people with blindness and 6.95 million people with VI.

Considering the above data, it is evident that there is an urgent need of providing support and help to the visually impaired. It is a primary need to construct building keeping in mind all the necessities of a VI or a specially abled person. A building or a design should not be a huddle for the VI or specially abled but must have a welcoming gesture for the same. Keeping this in mind, various steps could be taken into consideration while designing the building/facility.

Universal Design is a big term that encompasses familiar methods such as ‘accessibility’ and ‘barrier-free’ design. Universal Design is a design for everyone which comprises of all those that are able as well as specially abled. According to the National Institute of Health the population of VI and blind in America is expected to get doubled to more than 8 million by 2050. But they live in houses that are not so comfortable and convenient for them, houses that do not listen to their need and comfort. The architecture of a place is not in getting mesmerized by looking at the detailing’s on the dome or the structure of the vaults, it is more about the feelings cultivated within the audience by sensing the place. It is the quality of experience that one goes through to interpret the space.

The design guidelines that can be followed are as follows –

  • The braille code and format must be up to date.
  • The layout of any room should not create hindrance by putting furniture in the middle of the circulation.
  • The furniture finish must be smooth and not edged since there are chances to get hit and get hurt.
  • Control glare lighting for opening, building orientations.
  • Some part of the wall could be recessed to let them know about the start and end of the walkway.
  • Minimal use of carpet floor so that the specially abled would get to move around quickly and also could sense the person coming in the way with the help of his/her footsteps.

Also, the light and glare need to be managed intelligently. The reflective characteristics such as the surface which is typically expressed in terms of the percentage of light falling on it, which is identified as the light reflectance value (LRV) should be considered always. A typical example is 20% for floors, 50% for walls and 80% ceilings.

Designing & Developing Structures Considering Egress & Emergency Evacuation Action Plans

Egress & Emergency Evacuation Action Plan – A legal binding
As per the international fire code section 404 and 405, facilities must have fire and safety evacuation plans. Though the standards or formulas or the way drawing calculations are done for Emergency Evacuation Action Plan differ state or nationwide, the objective remains same – life safety, hence these are also called as Life Safety Plans.

What to consider while drawing Egress & Emergency Evacuation Action Plan?
Broadly, following are the factors to consider while drawing the building designs. In some cases, there could be additional factors that is to be considered depending upon the type of project and its objective. Here is a sample list for you – Egress Fire Exit Image

  • Area & occupancy of building
  • Remoteness between the doors
  • Number of doors required
  • Width of door (Minimum 36 inches)
  • Number of exits in the building
  • Minimum and maximum distance to the exit from any point of occupancy of building

  • Number of staircases provided
  • Width of staircases
  • Floor marking & sign board towards exit points
  • ADA compliant signs

  • Exit Access – Exit access is the portion of “Means of Egress” that leads to an entrance or exit
  • Exit – Exit is the portion separated by all other spaces by construction or equipment that provides a protected way of travel to the exit discharge
  • Exit Discharge – It’s the portion between the termination of an exit and a public way

Evacuation Strategies:
Different types of buildings or situation can lead to different evacuation strategy drawing, for example, a hospital cannot have a same evacuation strategy that of a residential building, or multi-storied residential building will have a different plan than a prisoner’s cell. Let’s think about three common scenarios of an evacuation strategies here –
Defend in Place
Defend in place strategies are commonly used where the evacuation of occupants may not be the ideal first response, such as hospitals and jails. For ex – in the case of fire in a hospital, evacuation into rain or freezing temperatures could be hazardous to the health of patients. Depending on where the fire occurs, patients can be moved to a different compartment where they can be protected from smoke and fumes. Hence, while designing the project drawings for such projects, connectivity within the building needs to be focused upon. Egress exit-path-marking
Phased Evacuations
Phased evacuations strategies may be implemented for the taller buildings. Fire departments then can evacuate the floor where a fire is located along with the two floors above and two floors below.
Full Evacuation
Full building evacuations may be necessary due to a range of incidents including natural hazards, technological events or deliberate events such as civil disturbance, bomb threats or acts of terrorism. Project drawings shall be drawn considering occupants should be able to exit or are assisted in exiting the building—ideally within less than half the duration of fire-resistance rating of the exit enclosures.

BOMA International – Standards For Commercial Project Space Measurement.

What is BOMA International?
Big commercial projects are often difficult to measure, and minor miscalculations can lead to a bigger problem for entities involved in the project. The entire project structure and allocation of spaces needs to be correct and rightly priced for respective space holder. Hence miscalculations in measurements can be tricky at times. So, how does concerned authority make sure, if measurements are taken in correct manner and all the basic things were taken into consideration?

Hence to reduce the complexity and make it simpler, BOMA (Building Owners and Managers Association) International published the standard methods for measuring floor area in commercial offices as a service to the commercial real estate industry and to public. These standard methods are certified by ANSI (American National Standards Institutes) of which BOMA International is a member and certified standard developer.

BOMA International defines method of measuring floor area of commercial office buildings and typically used by the building owners, managers, facility managers, occupants, appraisers, design professionals, measurement professionals, leasing professionals and lending institutes to compute rentable area of the office in US, Canada & some other countries.

Purpose of the BOMA Publications –

  • To permit clear communication among all participants in the commercial real estate industry.
  • To foster consistent, unambiguous measurement of rentable area.
  • To allow comparison of values based on a clearly understood and generally agreed upon method of measurement.
  • To measure space in both existing and new office buildings.

This standard takes a building-wide approach to the measurement of floor area, providing a common basis for measuring not only space that is used exclusively by occupants but also space that benefits all occupants and the allocation thereof to occupants.

Methods of Measurement –
Method AThis standard offers two measurement methods to choose from: The Legacy Method and the Single Load Factor Method. Both methods produce the same building total rentable area of any building. Both methods utilize similar space classifications and boundaries. They differ in the following respects:

Method A (Legacy Method) –
It calculates the rentable areas of the building and each of its floor levels using a methodology that continues many features of the predecessor standard, ANSI/BOMA 1996, such as the floor R/U ratio and the building R/U ratio. While many terms have changed, the general methodology is similar to the predecessor standard with the primary exception being that the application of the floor R/U ratio to building service areas has been discontinued, resulting in slightly different R/U rations and rentable areas.

Method B

Method B (Single Load Factor Method) –
It’s a new class of space, base building circulation and a revised global summary of areas to redistribute the rentable area of the building across its floor levels in a manner that produces an identical load factor on all floor levels of the building. It assumes that base building circulation exists on all floor levels of a building whether they have multiple occupants or a single occupant. This method requires diligent on-going documentation (using tools such as CAD) of base building circulation and extended circulation but may offer leasing advantages and more stability over time in the rentable area of a building.

When applying this standard to measure a building, one must choose and apply between the above stated methods to the entire building. The two methods can not be applied simultaneously within the same building.

In our previous article on architectural project planning, we learnt the basics of project planning, permit drawings and things to take care of at project detailing stage. In this article, we will have a look at another important section of project planning – creating construction documents.

Construction documents, also known as working drawings or project blueprints, are the documented format of every technical aspect in the form of drawings and specifications. Drawings gives a clear view of entire structure of the building with respect to what & how it is to be built, material and technology required, installation details and quality standards to be met. The drawings could be created using computer software tools like AutoCAD, Revit etc.

Construction specification are typically created using MS word or other text documents formats, and it is a detail list of deliverables describing working methodology and specifications of quality with performance requirements. Let’s have a look at individual elements involved in it –

Project Information Sheet
As the name suggest, it contains all details of project like cover page, list of drawings, ANSI details, ADA details, and property details like – building type, phases, city pin, location of map, code matrix, zonal details and applicable regulations etc.

It comprises site plans, floor plans, accessible egress path, demolition plans for existing construction at the project site, landscape plans, life safety plan and slab edge plans etc.

Elevations indicates the appearance of the fully constructed building, how it looks from outside. These are the flat images showing its heights, elements, external materials to be applied etc.

Construction Document-Sections

Section drawings shows hypothetical slices of building elements from the center of building or from specified viewpoints. Typically, elements like wall, foundation, floor to floor height, relationship between floor inside and the ground plan outside etc.

Unit Plans
These plans indicate are the phase, units or different sections of entire project.

Wall Assemblies
Document includes wall assembly details and requirements of materials, quality code compliance etc.

Interior Elevations
