The design for a brand-new mixed-use construction project at the northern end of London’s high street has been unveiled by Foster + Partners. The building is situated on Queensway, directly across from the Whitley, a renowned department store that is also undergoing renovations as part of a larger development plan by Foster + Partners.
The project, which goes by the name The William after William Whiteley, the founder of the renowned Whiteleys, has six floors of office space, retail space, and 32 new homes, 11 of which will be affordable.
The William, a new mixed-use construction that will transform the northern end of Queensway in Bayswater, London, has also received planning approval.
The William by Foster + Partners – A mixed-use development or the next generation of low carbon
The William would feature a high-performance façade, a hybrid timber structure, natural ventilation, great daylight, flexible floorplates, and green terraces.
One of London’s largest cross-laminated timber developments and Foster + Partners’ first timber office building in the city, The William will be constructed using this material. The William’s construction is anticipated to be BREEAM (Building Research Establishment Environmental Assessment Method) Outstanding and once finished, the structure will operate with a net-zero carbon footprint.
“Working closely with Westminster City Council and neighborhood residents, we have designed a mixed-use development that sets the bar for the next generation of low carbon, healthy office buildings,” said Patrick Campbell, Senior Partner at Foster + Partners.
The William is a crucial component of the revitalization of Bayswater, offering 32 new homes, 11 of which will be affordable, along with six floors of office space, retail space, and shops. The neighborhood is named after William Whiteley, the founder of the nearby Whiteley department store, which is also being renovated by Foster + Partners and is situated on the other side of the street. The Whiteley will feature London’s premier Six Senses Hotel and Spa in addition to 139 additional luxury apartments of the highest caliber and 19 brand-new retail establishments.
The William’s contemporary architecture places a priority on wellness and sustainability. The structure has a number of interconnected, well-lit spaces that offer a serene and motivational work environment.
A striking and welcoming double-height lobby includes biophilic design, organic materials, and art installations. Biodiverse terraces and rooftop spaces provide breathtaking views of Hyde Park, while ground-floor retail establishments liven up the high street and serve as a mirror image of The Whiteley, which is located on the other side of the street.
The redevelopment of The Whiteley will be finished in 2024, while construction on The William will start in 2023 and be finished in 2026.
The Whiteley, which is currently under construction, will eventually house the Six Sense Hotel, 139 residences, and twenty new stores, eateries, and cafes. A movie theatre and a sizable gym will also be included.
Seven new structures will be built in the neighborhood as part of the Queensway generation project, which is expected to be finished in 2025.
